Having Problems Making Transparent Windows

I still haven't got the hang of doing transparent windows. Enclosed is a caboose I made. As you can see, the windows are whack.

I'm using Sketchup to build the model and 3DC 9 to do the export for the shape

My custom fields in 3DC are as follows.
Primary texture slot is my TGA file for the glass.
No texture in the Enviroment Map slot. ( I've seen docs that this is optional)

Railsim slot = TrainGlass.fx
Tx Alpha slot = Transparency
RailSimX= r0arg0=64;r0arg1=0.8;r0arg2=0.4

What am I doing wrong?

Update. I had two sided windows on the model in the picture.

I made a test window in a .3ds format, same as the caboose, with just a single side. One side I can see thru. The other I can't.

In the .3ds format one side is always invisable. That's why I used a two sided window. So the problem is the second window.

How do I paint the single side window in .3ds so the transparency (.tga) works?

The .obj format will not work using a .tga. In the blueprint editor is says the ace file does not exsist.

The super crazy thing is I made two other cabooses for differernt railroads several years back, set the windows up the same way as for the caboose in the pic, and the windows are fine.
