Ponering the idea of a freelanced route

I have been pondering the idea of a industrial freelanced route.
What do I need to start out with?

I suggest to find and study an existing industrial route (or several) that you find interesting enough that you would be willing to spend hours modeling it.
Understand the look and feel, the atmosphere, the industries and their shipments.

Then you can make a freelance version of it, not feeling constrained by realism, and knowing it can be done because it already exists.

Also, the buildings, what is already available and similar to some real buildings from whatever route and what can be obtained freely.

I already have the IRR V3. And there is allot of good freeware buildings out there to put to use. Why I am going to try this? Maybe I will learn something and move to a prototypical railroad.
I would like to possibly use some existing tracks and move from there. Mainly I have a location I want to satrt at keeping the terrain intact.

What about starting with something simple...like John Allen's "Timesaver" layout. You "google" to find several trackplans. It's compact but offers lots of action.
